55+ & Senior Real Estate in Greater Sacramento: Your Next Chapter Starts Here

There's a particular kind of clarity that comes with this stage of life. You know what matters. You know what you want your days to look like — mornings on the golf course, afternoons with people who actually have time to enjoy life, a home that fits the life you're living now rather than the one you lived twenty years ago. What you may not know is exactly how to get there.

That's where I come in.

I'm Kacey Wake, a REALTOR® with over 22 years of experience in Placer County and the Greater Sacramento area, and a lifetime member of the Placer County Association of Realtors Masters Club. Over the course of my career, I've had the privilege of helping hundreds of buyers and sellers navigate significant life transitions — and I can say without hesitation that the 55+ move is one of the most meaningful transactions I get to be part of. The stakes are real. The emotions are real. And the opportunity to get it exactly right is something I take seriously every single time.

Whether you're downsizing from a family home you've loved for decades, relocating to be closer to family, making the move into an active adult community you've had your eye on for years, or selling an estate property and figuring out what comes next — I'm here to guide you through every step with patience, expertise, and genuine care.

Why Working with a Specialist Matters for 55+ Buyers and Sellers

The 55+ real estate market has its own rhythms, its own considerations, and its own emotional weight that a generalist agent may not fully appreciate. Here's what I bring to the table specifically for clients in this chapter of life:

The active adult community landscape in the Greater Sacramento area is genuinely diverse — and the differences between communities matter enormously to daily quality of life. HOA fee structures, golf course ownership and access, age qualification rules, resale restrictions, lot premiums, amenity packages, and the social culture of each community are all factors that vary significantly from one development to the next. I know these communities deeply. I can help you ask the right questions, avoid the surprises, and find the place that actually fits your life — not just looks good in a brochure.

Selling a home you've lived in for many years — especially when the next step is a significant lifestyle change — requires more than a sign in the yard. It requires a marketing approach calibrated to attract the right buyers, a pricing strategy grounded in real data, and an agent who understands that the emotional dimension of this transaction deserves as much care as the logistical one. My clients consistently tell me that what they valued most was feeling supported, not just represented.

Adult children who are helping a parent navigate a move — whether due to health changes, a desire to be closer to family, or simply the right time to simplify — are a significant part of who I serve. If you're coordinating a move from a distance, managing complicated timelines, or trying to help a parent who's ambivalent about leaving a home they love, I understand that dynamic and know how to help the whole family get to a good outcome.

The 55+ Communities I Know Best in Greater Sacramento

The Greater Sacramento area — and Placer County in particular — is home to some of the finest active adult communities in all of California. Here's an overview of the communities I work in most and know most deeply:.

main

Del Webb Sun City Lincoln Hills — Lincoln, CA

Golf: Lincoln Hills Golf Club (36 holes — Orchard Course & Hills Course)

Sun City Lincoln Hills is the largest active adult community in Northern California — and for many buyers, it's the benchmark against which everything else is measured. Developed by Del Webb between 1999 and 2008 across nearly 3,000 acres in Lincoln, the community is home to approximately 6,700 single-family homes and a resident population of around 11,000 active adults.

The centerpiece is the 68,000 sq. ft. Orchard Creek Lodge — a world-class recreational facility featuring indoor and outdoor pools, a state-of-the-art fitness center, an indoor walking track, a grand ballroom with entertainment stage, billiards, and full-service dining at the Meridians Restaurant & Bar. Kilaga Springs Lodge provides a second full amenity campus including the acclaimed Spa at Kilaga Springs. For golfers, the two 18-hole championship courses — the Orchard and Hills Courses, designed by Billy Casper and Greg Nash — deliver 36 holes of beautifully maintained play across rolling terrain framed by pine, oak, and redwood trees. The courses have hosted LPGA Tour events and NCAA championships, reflecting their genuine caliber.

main

Beyond the facilities, Sun City Lincoln Hills is a community in the truest sense — with over 80 resident-created clubs, 27 miles of walking and biking trails across 19 trail networks, 11 nature preserves spanning 571 acres, and a full-time activities director ensuring something worthwhile is happening every single day. Home prices in the resale market generally range from the high $400,000s to the mid-$800,000s, with golf course and open-space lots commanding notable premiums. HOA fees are currently around $162/month — exceptional value for the amenity package offered.

What I tell buyers: This is a community where your social calendar fills itself. If you want to be busy, engaged, and surrounded by people who have chosen to live actively, Sun City Lincoln Hills delivers at a level few communities can match.

Del Webb Sun City Roseville — Roseville, CA

Golf: Timber Creek Golf Course & Sierra Pines (27 holes total)

Sun City Roseville was the original active adult pioneer in Placer County — developed by Del Webb between 1995 and 2000 across 1,200 rolling acres in south Roseville. With 3,110 single-family ranch-style homes, mature landscaping, shimmering lakes, and 27 holes of golf, this is a community that has genuinely grown into itself. The trees are big, the greens are lush, and the neighbors have been building friendships for decades.

The Timber Creek Recreation Lodge anchors community life with approximately 58,000 sq. ft. of amenity space — a state-of-the-art fitness center, 25-meter indoor lap pool, outdoor resort-style pool, grand ballroom, ceramics and crafts studios, a library, and the Timbers at the Lodge Restaurant & Bar for casually elegant dining. A second facility, the Sierra Pines Recreation Center, provides additional gathering space, a deli, and pro golf shop access.

main

The golf is a genuine draw. Timber Creek Golf Course (18 holes, 6,510 yards, voted best in Sacramento in 2014) and Sierra Pines (9 holes) were both designed by Billy Casper and Greg Nash, with the courses woven thoughtfully through the community — incorporating preserved bird sanctuary land, lovely pond-and-waterfall holes, and secluded oak-grove fairways. Golf carts aren't just for the course here — residents use them to navigate the entire community, traveling from home to lodge to restaurant and trails without ever getting in a car. About 20% of homes adjoin a golf course or open space.

Resale home prices generally range from the low $300,000s to the mid-$600,000s, making Sun City Roseville one of the more accessible entry points into active adult golf community living in the area.

What I tell buyers: If you love the idea of an established community with deep roots, walkable terrain, mature beauty, and a slightly more intimate scale than Lincoln Hills — Roseville is often the answer. The golf cart lifestyle here is genuinely charming.

Esplanade at Turkey Creek — Lincoln, CA

Golf: Turkey Creek Golf Club (adjacent — public 18-hole championship course)

A newer entry in the Greater Sacramento 55+ landscape, Esplanade at Turkey Creek by Taylor Morrison is a gated community of approximately 850 single-story homes in Lincoln, adjacent to the beautiful Turkey Creek Golf Club. The resort-style amenity package here rivals communities twice its size — a full-service restaurant, bar, and coffee shop within a private clubhouse, indoor and outdoor pools, state-of-the-art fitness center, tennis and pickleball courts, and a dedicated lifestyle director who keeps the social calendar full year-round. Homes range from approximately 2,157 to 2,985 sq. ft. in thoughtfully designed single-story layouts with two to four bedrooms — all built for low-maintenance, high-quality living. Downtown Lincoln is within walking distance for those who want easy access to local shops, restaurants, and community events.

main

Springfield at Whitney Oaks — Rocklin, CA

Golf: Whitney Oaks Golf Club (adjacent — public 18-hole Johnny Miller design)

Set within the broader Whitney Oaks community — Rocklin's most prestigious golf course neighborhood, and the community where I personally live — Springfield is Rocklin's premier active adult enclave. Gated, single-story homes with some of the best valley and Sierra Nevada views in all of Placer County anchor this community, with additional amenities including pickleball and tennis courts, multiple pools, and an active social calendar. Proximity to the Johnny Miller-designed Whitney Oaks Golf Club makes this a natural fit for golfers, and the broader Whitney Oaks trail system gives residents access to over 200 acres of walking paths and natural open space. I know this community from the inside out — because it's where I come home every day. When buyers ask me what it's really like to live here, I don't have to research the answer.

Additional Options Worth Knowing

The communities above are the anchors of the 55+ market in Greater Sacramento — but they're far from the only options. Throughout the region, active adult buyers also find compelling opportunities in:

  • Serrano (El Dorado Hills) — Not age-restricted, but its custom single-story homes and lower-maintenance neighborhoods are a natural fit for active adult buyers who want a golf country club lifestyle without the 55+ limitations

  • Catta Verdera (Lincoln) — Another non-restricted luxury golf community that attracts retired and semi-retired buyers who value privacy, prestige, and natural beauty

  • Granite Bay — Established neighborhoods near Folsom Lake appeal to active adult buyers seeking lakeside living and equestrian access without the structure of a master-planned community

  • Roseville & Rocklin neighborhoods — Single-story homes with low-maintenance yards, walkable proximity to medical facilities, and easy highway access represent a significant part of senior buyers who want right-sized, simplified living without HOA restrictions

The Downsizing Conversation: What Sellers Need to Know

Selling a home you've lived in for many years is rarely just a real estate transaction. It's a transition — and it deserves to be treated as one. In my experience, the sellers who get the best outcomes are the ones who take the time to plan thoughtfully rather than rush. Here's what I help my senior seller clients think through:

There's often a gap between when someone starts thinking about selling and when they're actually ready. That gap is valuable — and I encourage clients to use it. We can walk through the home together, identify what updates or pre-sale work would meaningfully move the needle on value versus what's not worth the effort, and build a timeline that feels right rather than forced.

The 55+ resale market in Placer County is active and well-informed. Buyers shopping in Sun City, Esplanade, and Springfield know the market. Proper pricing from day one — backed by real comparable data, not optimism — is how you attract serious buyers and avoid the prolonged market exposure that ultimately costs you money.

Leaving a home where you raised your family, built your life, and made your memories is hard. It's supposed to be. I don't rush past that. I make space for it, and I work at whatever pace respects where you actually are in the process.

I often help sellers coordinate both sides of a transition — the sale of the current home and the purchase of the next one — so that timing works in your favor. This is a complexity I've navigated many times, and getting it right makes an enormous difference in the overall experience.

Why Clients Trust Me with This Chapter

Over 22 years in this market, I've built my practice on relationships — not transactions. The families who come back to me, refer their friends and parents, and trust me with the most meaningful moves of their lives do so because they know I'm going to tell them the truth, work hard, and genuinely care about the outcome. My affiliation with Forbes Global Properties gives my listings exceptional national and international reach. My lifetime membership in the Placer County Association of Realtors Masters Club reflects a career of consistent performance. But what I'm most proud of is the trust my clients place in me — and the fact that I've earned it one transaction at a time.

If you're a 55+ buyer or seller in the Greater Sacramento area — or an adult child helping a parent navigate this chapter — I'd love to have a conversation. There's no pressure, no script, and no rush. Just an honest discussion about what you're looking for and how I can help you find it.
