I Don't Just Sell Whitney Oaks — I Live Here

I'll be upfront with you: when it comes to Whitney Oaks, I'm not a neutral party. I'm a resident. I chose this community for my own family, and every single day I'm reminded why. I walk these trails, I watch the sunsets over the fairways, and I know the neighbors. When buyers ask me what it's really like to live in Whitney Oaks, I don't have to research the answer — I just have to talk about my life.

And as a REALTOR® with over 22 years of experience in Placer County — and a lifetime member of the Placer County Association of Realtors Masters Club — I also bring the professional expertise to help you navigate this market with confidence, whether you're buying your first home here or selling and ready to move on. There's no one more invested in this community's success than someone who calls it home.

Welcome to Whitney Oaks: Rocklin's Premier Golf Course Community

Whitney Oaks is widely regarded as the most prestigious neighborhood in Rocklin — a distinction earned by the combination of its stunning natural setting, championship golf course, thoughtfully designed villages, and the genuine sense of community that develops when people choose to put down roots in a place they love.

The community sits in a canyon-like valley in the Sierra Nevada foothills, surrounded by ancient oaks, dramatic granite outcroppings, seasonal creeks, and over 200 acres of natural trails and wetlands. From certain vantage points in the community, you can see downtown Sacramento on a clear day — and on cool mornings, the views of the Sutter Buttes and the Sierra Nevada will stop you in your tracks. This is the kind of place that makes you feel fortunate to come home.

The history here runs deep, too. The land was originally Whitney Ranch, established in the 1850s by Joel Parker Whitney, whose family ranched and farmed these rolling hills for decades. You can still see echoes of that history on the golf course — including a pyramid-shaped granite mausoleum built by Parker Whitney near the 11th green and a stone enclosure known as Joe's Fort. It gives the community a sense of legacy that newer developments simply can't manufacture.

Whitney Oaks Golf Club: A Johnny Miller Masterpiece

The Course

The centerpiece of the community is the Whitney Oaks Golf Club — a public-access, 18-hole championship course designed by legendary golfer and NBC commentator Johnny Miller, alongside architect Fred Bliss. Opened in 1997, the course sprawls across 250 acres of canyon terrain that was once covered in vineyards and orchards, and it remains one of the most visually spectacular and strategically demanding courses in the entire Sacramento region.

The numbers tell part of the story: 6,793 yards, par 71, with a course rating of 73.7–74.2 and a slope of 132–140 depending on tees. But what the numbers can't capture is the experience of playing a round here. Water or wetlands come into play on every single hole. Thousands of majestic live oaks line the fairways. Enormous granite outcroppings frame the greens. The bentgrass putting surfaces are notoriously fast and contoured — there isn't a flat green on the property, which is both humbling and endlessly interesting.

I hear from golfers all the time who've played Whitney Oaks for years and still feel like they're discovering something new on every round. The course rewards strategy and precision over raw power, which is the signature of a truly great design. The 11th hole — a signature par 3 — is particularly beloved, set against the backdrop of the historic Whitney mausoleum in a moment that somehow manages to feel both timeless and quintessentially California.

Course Facilities

Beyond the course itself, Whitney Oaks Golf Club offers everything you'd want from a top-tier public facility:

  • 15-station driving range with covered and open-air hitting bays
  • Putting green and a dedicated pitching and short game practice area
  • Full-service pro shop stocked with equipment and apparel
  • Expert instruction from PGA-certified teaching professionals
  • The Pyramid Bar & Grill in the clubhouse — one of my personal neighborhood favorites for a casual lunch or post-round drink with a view of the course
  • Private event spaces ideal for weddings, corporate outings, and celebrations

Living in Whitney Oaks: What I Love About This Community

The Trails & Open Space

One of the things that drew me to Whitney Oaks — and keeps me here — is the access to over 200 acres of trails, wetlands, and natural open space woven throughout the community. These aren't manicured suburban paths; they're real trails through genuine habitat. You'll see deer, foxes, beavers, coyotes, mallards, wild turkeys, and all manner of birds on a regular morning walk. McCormick Park is a local favorite for longer hikes, and Boulder Ridge Park offers something extraordinary: sweeping panoramic views of Mount Diablo and the snow-capped Sierra Nevada that are genuinely breathtaking, along with a duck pond, covered picnic areas, and playgrounds.

For families, this outdoor access is invaluable. Kids grow up here with a real relationship to nature. That's not something you can put a price on.

The Community Feel

Whitney Oaks has about 5,000 residents spread across multiple gated villages, which creates an interesting dynamic: it's large enough to have a vibrant, diverse community with a wide range of neighbors, but the village structure means most people develop close relationships with those in their immediate neighborhood. We look out for each other. People wave. Neighbors become friends. That's rarer than you'd think in suburban California, and it's one of the things I treasure most about living here.

The Whitney Oaks Community Association (WOCA) is professionally managed and genuinely proactive — maintaining the natural beauty of the community, coordinating events, and ensuring that the standards that make Whitney Oaks special are upheld over time.

Community Amenities

Beyond the golf course, Whitney Oaks residents enjoy a full suite of shared amenities:

  • Two community swimming pools
  • A community fitness center and gym
  • Parks and playgrounds throughout the community's multiple villages
  • Miles of dedicated walking, hiking, and biking trails
  • The Pyramid Bar & Grill at the Golf Club clubhouse for dining and social events

Springfield at Whitney Oaks: Premier 55+ Living

Within the Whitney Oaks community sits Springfield at Whitney Oaks — Rocklin's premier active adult (55+) community, and one of the most highly regarded in the Greater Sacramento area. Springfield offers gated, low-maintenance single-story homes with some of the best views in the community — many overlooking the valley, downtown Sacramento, and distant mountain ranges. Springfield has its own additional amenity package, including pickleball and tennis courts, additional pools, and a social calendar built around active adult living. It's an exceptional option for buyers in that chapter of life who want community, beauty, and convenience without compromise.

The Neighborhoods (Villages) of Whitney Oaks

One of the things that makes Whitney Oaks so versatile is the range of housing options across its multiple gated villages. Each has its own character, price point, and appeal:

  • The Enclave — Whitney Oaks' most exclusive enclave, featuring custom estates positioned along the golf course, including homes on the signature 11th hole. These are some of the most spectacular properties in all of Rocklin, with prices that reflect their rarity.
  • Hillcrest — A popular gated village offering upscale production and semi-custom homes with excellent views, strong schools proximity, and a very family-friendly atmosphere. One of the most in-demand neighborhoods in the community.
  • Clubhouse Drive — Premium homes positioned near the Golf Club entrance, offering easy access to the course, clubhouse, and trails.
  • Sunset — More accessibly priced homes that offer entry into the Whitney Oaks lifestyle, with the same access to trails, parks, and community amenities as the higher-priced villages.
  • Springfield (55+) — Active adult gated living with stunning valley views and a resort-style amenity package exclusive to residents.

This range is one of Whitney Oaks' greatest strengths as a real estate market — whether you're a first-time luxury buyer in the mid-$400,000s or searching for a multi-million dollar custom estate on the golf course, there's something here for you.

What Buyers Need to Know: Whitney Oaks Real Estate

Home prices in Whitney Oaks range from the mid-$400,000s for Sunset-area homes and Springfield condominiums to well over $1.5 million for custom golf course estates in the Enclave. The median sale price for the community hovers around $663,000, reflecting a broad and active market. Homes here typically feature:

  • Mediterranean, Tuscan Villa, and California contemporary architectural styles
  • Gourmet kitchens with granite or quartz countertops, stainless steel appliances, and oversized islands
  • Three to five bedrooms with three-car garages in most luxury configurations
  • Resort-style backyard pools, outdoor kitchens, and entertaining spaces
  • Crown molding, hardwood or luxury vinyl plank flooring, and custom millwork
  • Golf course views and natural open space backing in the premium villages
Homes in Whitney Oaks move. I see it firsthand — desirable properties, well-priced and properly marketed, generate serious buyer interest quickly. Working with an agent who knows the nuances of each village, understands the view premiums, and has deep community relationships is not optional here — it's a genuine advantage.

Schools

Whitney Oaks is served by the highly regarded Rocklin Unified School District, which consistently earns among the top ratings in Placer County. Valley View Elementary, Granite Oaks Middle School, and Rocklin High School are the primary schools serving the community, all with strong academic reputations and active parent communities that reflect the values of the neighborhood. This is one of the most frequent reasons families give for choosing Whitney Oaks over comparable communities.

Location & Convenience

Living in Whitney Oaks means being exceptionally well-positioned for everything the Greater Sacramento area has to offer:

  • The Westfield Galleria at Roseville and The Fountains — less than 5 miles away for world-class shopping and dining
  • Highway 65 access — easy commutes to Roseville, Sacramento (approximately 30 minutes), and the Sierra foothills
  • Lake Tahoe — roughly 1.5 hours for skiing, boating, and alpine escape
  • The Shops at Stanford Ranch just outside the community for everyday groceries and casual dining
  • Downtown Rocklin — a growing local scene with restaurants, boutiques, and entertainment
  • Quarry Park Adventures — a unique outdoor adventure park in Rocklin with ziplines, climbing walls, and family activities right in the neighborhood
